- The partnership with Drax, Radiant and Qai targets gigawatt-scale data-center capacity in North Yorkshire.
- The first phase depends on planning, regulatory and network approvals, a suitable tenant and final investment decisions.
- The project could strengthen Brookfield's AI infrastructure strategy while adding execution risk before construction begins.
Brookfield Asset Management announced on November 3, 2026, a strategic partnership with Drax, Radiant and Qai to develop, deliver and operate large-scale data-center capacity at Drax Power Station in North Yorkshire. The announcement was made by Drax and is detailed in the company statement.

AI Campus Planned In Phases
The partners are targeting more than one gigawatt of data-center capacity at the power-station site. The first phase is designed for up to 100 megawatts and is targeted to become operational in the first quarter of 2028. A second phase aims to take capacity to 500 megawatts between 2028 and 2031, while further expansion is planned after 2031.
Brookfield estimates that total investment in the full development could exceed 20 billion pounds, including an initial 2.5 billion pounds linked to the first phase. Capital and operating capabilities will come through the Brookfield-Qai AI infrastructure joint venture, while Radiant, Brookfield's UK-headquartered AI infrastructure platform, will support delivery and commercialization.
Approvals Remain Decisive
The initial phase is not yet fully committed. Progress depends on planning approval, regulatory and network approvals from the government and system operator, a suitable tenant, commercial agreements and final investment decisions. Drax said a community consultation will begin shortly, followed by the formal planning process.
The site offers 1,000 acres, 4 gigawatts of grid access, 2.6 gigawatts of active dispatchable generation and existing cooling systems. Drax said the location is also close to the UK's fiber network. These features could shorten development work, but they do not remove permitting, customer and financing risks.
Investment Case Gains A New Driver
For Brookfield Asset Management, the project adds a visible application for its AI infrastructure strategy and connects long-term capital with power, land and digital demand. Sikander Rashid, Brookfield's head of AI infrastructure, said the partnership could accelerate construction of sovereign AI infrastructure and help preserve jobs while creating additional employment in Yorkshire.
The commercial significance will depend on execution rather than the headline investment ambition. Securing a tenant and completing the approval process are the next milestones before the first phase can move toward construction. The planned consultation and subsequent planning application should provide the next concrete indicators of progress.
