- Prologis will manage and develop a planned warehouse park on the former Hollywood Casino Joliet site.
- The project is expected to include five buildings totaling more than 3.8 million square feet.
- Development would proceed in three phases over approximately five years, subject to City of Joliet approval.
Gaming and Leisure Properties has formed a joint venture with Prologis to redevelop the former Hollywood Casino Joliet site in Illinois. Connect CRE reported the transaction on Thursday, October 29, 2026, citing Prologis as the planned managing member and developer.
The 262-acre property at 777 Hollywood Boulevard in Joliet is planned as a modern warehouse and distribution park. The development is expected to comprise five buildings totaling more than 3.8 million square feet, giving Prologis a sizable project in a major logistics market near Chicago.
Project adds industrial development capacity
GLPI will contribute the land to the venture in three phases. Prologis will lead the development, while the project is expected to progress over approximately five years. Prologis also holds options for the second and third phases, allowing the company to expand its role as the plan advances.
The transaction is subject to review and approval by the City of Joliet. That approval process is the next important milestone for the project, followed by detailed phasing, construction planning and the commercial development of the site.
Josh Zemon, Prologis senior vice president and investment officer, said the location offers strong access and an opportunity to create a logistics campus supporting local businesses and the regional economy. The site is being repositioned from its former casino use toward industrial and distribution activity.
Connect CRE identified the venture as GLPI's first joint venture and its first investment outside gaming. For Prologis, the project adds a new development opportunity to its logistics real estate pipeline, although the planned capacity will be realized only as approvals and construction phases progress.
