- Realty Income raised its 2026 AFFO-per-share outlook while reaffirming its investment target.
- Management is directing more capital toward European industrial properties and credit investments.
- Funding flexibility and portfolio execution remain central to the next stage of growth.
Realty Income reported stronger third-quarter results for the period ended September 30, 2026, and raised its full-year adjusted funds from operations outlook. The company is also broadening its investment mix across Europe, industrial property and credit.
The company lifted 2026 AFFO guidance to 4.45 to 4.46 US dollars per share from 4.44 to 4.45 US dollars, while reaffirming its 10.0 billion US dollar investment-volume target. AFFO per share reached 1.12 US dollars in the third quarter, up 3.7 percent from a year earlier, according to the Yahoo Finance earnings-call transcript.
Europe and credit reshape deployment
Realty Income invested about 2.6 billion US dollars during the quarter, including roughly 2.2 billion US dollars at its pro rata share, at an initial cash yield of 6.8 percent. Europe accounted for about 940 million US dollars, or 42 percent of pro rata investment volume, with more than 85 percent of European real estate investment focused on industrial assets.
Credit investments added about 250 million US dollars across retail, industrial and data-center assets. Management said the strategy can provide higher yields and collateral protection when elevated financing costs make direct property acquisitions less attractive. The company also sourced a record 59 billion US dollars of potential investments during the quarter, although only 4.4 percent was selected.
Occupancy outlook moves higher
Portfolio occupancy stood at 98.8 percent at quarter-end. Management raised its full-year occupancy outlook to above 98.5 percent, reduced expected non-reimbursable property expenses to 1.3 to 1.5 percent of revenue and lowered expected credit losses to approximately 30 basis points from 40 basis points.
