- Adjusted rental EBITDA rose 3.5 percent despite a smaller residential portfolio.
- Higher financing costs reduced adjusted EBT and shareholder earnings.
- Vonovia kept its deleveraging targets while taking a more cautious view of transactions and development.
Vonovia reported its nine-month results for 2026 on Wednesday, November 4, with resilient rental operations offset by higher financing costs and weaker transaction activity. The figures were published in Vonovia's 9M results release.
Rental business remains resilient
Adjusted EBITDA in the Rental segment increased 3.5 percent to 1,912.2 million euros, even though Vonovia owned approximately 5,000 fewer residential units than a year earlier. Organic rent growth reached 3.8 percent, while the vacancy rate remained low at 2.3 percent.
Value-add adjusted EBITDA advanced 31.4 percent to 197.2 million euros, supported by the company's craftsmen organization and energy business. Modernization and new-construction investment rose 20.3 percent to 951.8 million euros.
Financing costs weigh on earnings
Total adjusted EBITDA grew 3.3 percent to 2,187.4 million euros. Adjusted EBT declined 3.5 percent to 1,408.0 million euros, mainly because of higher financing expenses. Adjusted shareholder earnings fell 6.6 percent to 1,121.4 million euros, while operating free cash flow dropped 34.1 percent to 932.5 million euros.
Sales-related operations remained under pressure. Adjusted EBITDA from Recurring Sales fell 11.8 percent to 49.9 million euros, while Development adjusted EBITDA declined to 28.1 million euros. Vonovia said cautious buyers and higher financing costs continued to slow transaction activity.
Guidance and capital allocation
For 2026, Vonovia expects adjusted EBITDA in the lower half of its 2.95 billion to 3.05 billion euro range and adjusted EBT near the low end of its 1.9 billion to 2.0 billion euro range. Organic rent growth is expected at about 3.8 percent. The company sees slight adjusted EBITDA growth in 2027 and expects 2028 adjusted EBITDA at the lower end of a 3.2 billion to 3.5 billion euro range.
Vonovia plans stricter return requirements for investments, is suspending new Manage-to-Green investments and is scaling back Development-to-Hold projects. CFO Philip Grosse will not seek an extension beyond 2027, giving the company time to arrange a successor.
