Welltower Inc. raised its 2026 outlook after reporting stronger operating performance in senior housing for the quarter ended September 30, 2026. In its October 26 results release, the healthcare real estate investment trust said normalized funds from operations attributable to common stockholders reached 1.67 US dollars per diluted share, up 24.6 percent from the prior-year quarter.

Welltower stock traded at 210.60 euros on Lang & Schwarz at 12:40 p.m. CET on Monday, November 2, 2026. Investors are weighing the higher outlook against the company's continued expansion and the capital required to support its property investments.

Senior housing drives operating gains

The main growth engine was the Seniors Housing Operating portfolio. Same-store net operating income rose 21.0 percent year over year, compared with 15.8 percent growth for the total portfolio. Organic same-store revenue in the operating portfolio increased 9.1 percent, supported by a 320-basis-point rise in average occupancy and 5.3 percent growth in revenue per occupied room.

Revenue for the quarter was 3.716 billion US dollars, compared with 2.686 billion US dollars a year earlier. Net income attributable to common stockholders was 0.54 US dollars per diluted share, while normalized FFO remained the more closely watched supplemental measure for the REIT's operating performance. Welltower reported a 51 percent normalized FFO payout ratio for the quarter, compared with 55 percent in the prior-year period.

Higher guidance sets next benchmark

Welltower lifted its full-year 2026 normalized FFO guidance to 6.47 to 6.53 US dollars per diluted share from 6.36 to 6.44 US dollars previously. The midpoint therefore increased by 0.10 US dollars per share. Net income attributable to common stockholders guidance also rose to 3.31 to 3.37 US dollars per diluted share from 3.11 to 3.19 US dollars.

The updated outlook calls for total portfolio same-store NOI growth of 15.0 to 16.25 percent. Management expects Seniors Housing Operating same-store NOI to grow 20.25 to 21.75 percent, ahead of the projected ranges for seniors housing triple-net, outpatient medical and skilled nursing. The guidance includes announced investments and transactions but excludes additional capital activity that had not been disclosed by the release date.

The company said it had completed or committed to 21.0 billion US dollars of pro rata gross investments year to date through the release, including investments completed after the quarter. It also expects 1.9 billion US dollars of pro rata disposition proceeds at a blended yield of 6.5 percent over the next twelve months, a plan that could help recycle capital while maintaining balance-sheet flexibility.

Dividend adds shareholder return

On October 26, the board declared a quarterly cash dividend of 0.85 US dollars per share for the period ended September 30. The payment is scheduled for November 19 to shareholders of record on November 10 and represents the company's 222nd consecutive quarterly cash dividend. Future payments remain subject to board approval.

For investors, the results strengthen the case that occupancy and pricing power in senior housing are translating into higher property-level earnings. The outlook nevertheless remains exposed to execution, financing conditions, acquisition timing and the operating performance of healthcare and housing partners.
