- Fibra Inn reported higher revenue but a wider net loss for the third quarter of 2026.
- Funds from operations fell sharply, while occupancy and room rates improved year over year.
- The trust authorized a lower distribution payable by November 30, 2026.
Fibra Inn reported a net loss of MXN 57.4 million for the third quarter of 2026, compared with a loss of MXN 37.5 million a year earlier. The Mexican hotel real estate trust released its results on October 27, while El Fondo reported the figures on October 28.
Revenue rises as cash generation falls
Revenue increased 3 percent year over year to MXN 674.3 million. Net operating income rose 4.1 percent to MXN 195.4 million, but adjusted EBITDA declined 3.1 percent to MXN 152.6 million.
Funds from operations dropped to MXN 63.1 million from MXN 95.7 million, reducing the margin to 9.4 percent from 14.6 percent. El Fondo attributed the decline primarily to lower financial income resulting from smaller average cash balances and lower interest rates.
Lower distribution for certificate holders
Fibra Inn's technical committee authorized a distribution of MXN 58 million, equal to MXN 0.0800 per certificate. Payment is scheduled by November 30, 2026, entirely as a capital reimbursement. The distribution is 11.7 percent below the MXN 65.7 million paid for the comparable period last year.
Operational indicators were stronger. Occupancy reached 59.4 percent versus 58.7 percent in the third quarter of 2025, while the average daily rate rose 4.6 percent to MXN 2,017.2. Revenue per available room increased 5.8 percent to MXN 1,198, with same-store growth of 5.1 percent.
Portfolio remains focused on Mexican hotels
At the end of September, Fibra Inn had 32 hotels and 5,645 rooms, including 31 operating properties with 5,431 rooms. The trust owns and operates a Mexican hotel portfolio, with exposure to business and leisure accommodation markets.
For the first nine months of 2026, revenue totaled MXN 1,988.3 million, down 1.4 percent year over year. Net operating income fell 5.4 percent to MXN 580.2 million, while funds from operations declined 34.5 percent to MXN 237.1 million.
