- Nine-month revenue fell 3.9% year over year.
- The Portuguese healthcare disposal generated about EUR 115 million in net proceeds.
- Icade will publish full-year results after market close on February 9, 2027.
Icade confirmed its 2026 net current cash-flow target after reporting weaker activity in property development. The update, released after market close on October 20, 2026, was covered by Ideal Investisseur.
Consolidated revenue for the first nine months reached EUR 887.1 million, down 3.9% from the same period a year earlier. Gross rental income from property investment fell 5.0% to EUR 250.0 million, while like-for-like rental income declined 0.9%.
Development Demand Loses Momentum
Economic revenue from property development dropped 4.4% to EUR 696.4 million. Residential revenue increased 1.0% to EUR 639.9 million, but commercial revenue fell 40.2% to EUR 52.7 million after major projects were completed and no new sales were concluded during the period.
Bookings fell 1.4% to 2,776 units and declined 8.5% by value to EUR 661 million. Icade said higher rates and buyer caution weighed on demand during the third quarter. The development order book stood at EUR 1.522 billion, about 8.6% below the end-2025 level.
Asset Sales Support Balance Sheet
Icade completed the sale of its healthcare assets in Portugal during October, generating approximately EUR 115 million in net proceeds. The company is also considering a 2026 dividend based on distributable profit at Icade SA, which benefits from the EUR 255 million capital gain on the sale of the Marignan building.
The group kept its 2026 net current cash-flow target of EUR 2.90 to EUR 3.10 per share. Icade plans to provide its 2027 guidance with full-year results after market close on February 9, 2027.
