- Javier Hernandez is taking charge of Megaworld Lifestyle Malls after a long career in property and retail operations.
- The expansion plan covers new provincial projects and a broader township-based retail strategy.
- Execution, occupancy and tenant demand will determine whether the development pipeline generates durable recurring income.
Megaworld appointed Javier Hernandez to lead Megaworld Lifestyle Malls, according to WWC One Media on October 20, 2026. Hernandez succeeds Graham Coates as head of the listed developer's 27 lifestyle malls and takes responsibility for the retail and commercial portfolio rather than the wider group.
The appointment comes with an expansion target: Megaworld aims to reach 1 million square meters of retail gross leasable area by 2030. The company is preparing mall projects in Cavite, Rizal, Pampanga and Bacolod, with construction starts targeted between 2026 and 2027.
Retail Growth Brings Execution Risk
The plan extends Megaworld's township strategy beyond Metro Manila. Its malls are designed to serve residents, office workers, hotel guests and visitors, making tenant quality and recurring foot traffic central to the investment case.
Hernandez brings more than three decades of property experience, including about two decades in the mall industry. The existing pipeline includes a broader retail program announced before his appointment, so the leadership change should not be interpreted as a newly approved budget.
For investors, the key question is whether additional floor space can be leased at sustainable rates. New malls require capital, permits, construction and local demand, while weaker occupancy would limit the contribution of recurring rental income.
Megaworld's Property Position
Megaworld Corporation develops, sells and leases residential, office, commercial, leisure and hotel properties in the Philippines. Its integrated township model combines housing, workplaces, retail and recreation. The company operates in the same broad market as Ayala Land, SM Prime Holdings and Robinsons Land, with Megaworld particularly focused on mixed-use townships and lifestyle malls.
