  • Contract cancellations rose amid disruptions involving Caixa Econômica Federal.
  • The company expects several cancellation drivers to normalize in coming periods.

Construtora Tenda launched 11 residential developments worth BRL 1.52 billion in the third quarter of 2026, while contract cancellations climbed sharply, according to El Fondo.

Launch momentum remains strong

The projects gave Tenda a record third-quarter launch total, up 2.3 percent from the same period a year earlier. Launches reached BRL 4.61 billion in the first nine months, a 36 percent increase from the comparable period of 2025.

Projects aimed at brackets 3 and 4 of Brazil's Minha Casa, Minha Vida program accounted for 54.5 percent of the third-quarter pipeline. Tenda's first bracket 4 project, in Bahia, comprises 572 units and has a sales value of BRL 240.8 million.

Cancellation risk draws attention

Gross sales increased 22.1 percent year over year to BRL 1.5 billion, while net sales rose 10.5 percent to BRL 1.2 billion. The land bank also reached a record BRL 29.3 billion in sales value in September.

The pressure point was cancellations in the Tenda segment. They rose 55 percent from the second quarter to BRL 292.8 million and more than doubled from the third quarter of 2025. Tenda linked the increase to a nearly 20-day Caixa Econômica Federal strike, tighter income-commitment limits and stricter credit interviews, while saying several factors were temporary.

Affordable housing remains central

Construtora Tenda develops residential housing in Brazil, with a focus on affordable homes connected to the Minha Casa, Minha Vida program. Its projects span multiple income brackets, including the higher brackets 3 and 4 highlighted in the third quarter. The Alea subsidiary adds a prefabricated-housing business, broadening the group's residential offering.
