Applied Digital shares climbed 8.0% today as two developments landed at once: Roth/MKM reinstated its coverage with a Buy rating, and Soluna disclosed a joint venture to build an AI and high-performance computing data center in Texas. The twin announcements give investors two distinct yardsticks — progress on operating existing capacity, and the build-out of future capacity.

The Texas project, planned near Silverton, calls for 50 MW of computing power. Under the arrangement, Applied Digital will fund development and hold 51% of the joint venture upon closing, while Soluna contributes land and power-related assets for the remaining 49%. Power for the first phase is to come from the adjacent Briscoe wind farm as well as the grid.

That split defines the division of labor clearly: Applied Digital carries the development capital and takes the majority stake; Soluna supplies the site-level foundations. The majority position therefore cannot be viewed in isolation from the capital outlay — anyone focused solely on the added project pipeline is seeing just one side of the agreement.

Closing Is Expected by End-2026 — and Comes With Strings

The transaction is anticipated to close by the end of 2026, subject to conditions including a tax abatement in Briscoe County, permits, and definitive contracts. Today's agreement, in other words, is not the same as a completed project.

Should investors sell immediately? Or is it worth buying Applied Digital?

The tenant side carries a similar caveat. ChronoScale has signed a non-binding letter of intent for a triple-net lease. A final lease has not yet been secured. That is a meaningful distinction: a named prospective tenant sharpens the marketing outlook, but a letter of intent is not a binding contract — and an expected closing does not mean the data center is built. The arrangement describes a development path, not its completion.

Roth/MKM Shifts the Benchmark to Execution

Analyst Bryan Baratian resumed coverage with a $35 price target. His positive view rests in part on secured equipment and a repeatable design for AI data centers, along with improved economics on leasing new capacity and growth opportunities from secured power supply. Land holdings and power agreements also feature among the growth drivers.

What matters is not merely the prospect of additional lease signings. Roth/MKM explicitly highlights the shift toward actively delivering data center services. The Buy rating thus rests on the expectation that Applied Digital can increasingly put its contractual and infrastructure base to operational use. A repeatable development blueprint would be valuable precisely if it eases the step from individual agreements to capacity delivery — the thread connecting the analyst thesis to the planned joint venture.

The stock's gain coincides with both the reinstated Buy rating and the Texas announcement, pairing an optimistic analyst call with a concrete development agreement. Yet the advance accompanies a more tangible development outlook, not a finished execution success.

For Texas, the partner contributions, site, and planned power supply are now named. What remains open under the agreed process is the conditional closing and the binding nature of the leasing. The question that should guide any further assessment of Applied Digital is how robust the path from agreed project to leased capacity proves to be.
