IREN's $20.3 Billion Backlog Is Only as Good as the Capital Behind It
Published on 11/06/2026 at 16:51 | Editorial boerse-global.deGoldman Sachs cut its price target on IREN to $30 from $50 on Monday, keeping a Neutral rating, as analyst Michael Ng flagged financing and execution risks around the company's AI infrastructure buildout. The move puts the capital stack — not demand — at the center of the IREN story. Even improved contract pricing wasn't enough to earn a buy recommendation from the bank.
The revision landed alongside a similar recalibration from Cantor Fitzgerald, which trimmed its target to $47 from $99 while sticking with an Overweight rating, lowering both its 2028 EBITDA estimate and its applied valuation multiple. BTIG, meanwhile, maintained its Buy call but cut its target to $65 from $80, pointing to a delayed revenue timeline as well as premium-priced contracts signed after the quarter closed.
Three houses, three different targets — and one shared question: how much valuation room does IREN's contracted growth deserve given what it still has to spend?
A Smaller Bill, Not a Paid One
Goldman now models fiscal 2027 capital expenditure at roughly $20 billion, down from a prior $25–30 billion range, which shrinks the expected funding gap in turn. IREN frames the reduced buildout as a response to financial market conditions rather than soft demand.
Should investors sell immediately? Or is it worth buying IREN?
For the rest of the fiscal year, the company plans about $15 billion in investments. Roughly $9 billion is expected to come from cash on hand, committed GPU financing and customer prepayments. The remaining $6 billion will be raised depending on market conditions.
Management draws a clear line around that open-ended portion: it covers additional capacity. The program tied to the already-contracted target revenue run rate is fully funded. That distinction matters — it means the next operational milestone can be pursued on secured capital, provided deliveries and customer acceptances land as scheduled.
Where the Customers Come In
The most persuasive evidence for IREN's AI strategy sits in the terms of its newest contracts. A five-year deal signed after the quarter closed carries a value of about $22 million per megawatt per year, with the customer paying 90% of the associated GPU investment upfront. A separately reported short-term contract reaches $40 million per megawatt.
Management also says H100 rental rates on multi-year agreements have doubled. Arrangements like these shrink the hardware capital IREN must front itself, and they point to healthy appetite for its offering — as long as comparable terms can be struck on future deals.
The backlog tells a similar story. It reached $20.3 billion, up 22% from the prior quarter, with about two-thirds attributable to customers carrying investment-grade credit ratings. Strong counterparties and large prepayments reinforce each other: both help contain the risks of a capital-intensive expansion.
IREN at a turning point? This analysis reveals what investors need to know now.
Two Dates That Will Settle the Argument
The target of more than $4 billion in annualized operating revenue, outlined yesterday, is meant to be hit in January 2027. Should deliveries slip further, that could become the end of February.
That gives investors two checkable markers rather than a single narrative: commissioning of the contracted capacity, and financing of the buildout beyond it. Prepayments are the litmus test in between. The more customers fund expansion in advance, the more self-sustaining growth looks; leave a sizeable funding need open, and execution depends on the terms IREN can secure for outside capital.
Goldman's caution and Cantor's constructive stance are two weights on the same scale. The contracts argue for pricing power. The balance sheet still has to prove it can turn that pricing power into capacity that is financed, built and billing on time.
