IREN's Canadian Expansion Cuts Both Ways as Execution Questions Mount
Published on 11/05/2026 at 11:50 | Editorial boerse-global.deIREN has picked Canal Flats, British Columbia, as the site of a fresh AI data-centre build slated for 2027 — a project the company says will run without additional power supply and without local cooling water. The disclosure shifts attention north of the Texas facilities that have driven much of the recent narrative, and it lands at an awkward moment: the stock closed down 12% yesterday, with a report of construction delays at the Childress, Texas site hanging over the shares.
What Canal Flats Actually Commits
According to the Columbia Valley Pioneer, the new buildings would rise behind the existing campus and rely on a closed-loop cooling system. IREN's water claim is specifically about local cooling water — not a blanket promise of waterless operation. Construction is expected to generate at least 200 short-term jobs next year, with dozens of permanent positions to follow. The company's three British Columbia data centres currently employ 275 people combined.
Those job figures sketch the likely scale of building and operating activity; they do not prove completion. The report frames construction during the coming year as a plan, not work already under way. An information session is set for 17 November. IREN has distanced itself from a separate application by CF Bidco for a worker camp, saying it was filed independently without the company's involvement, and that it has no plans to buy the land in question.
Planned Capacity Is Not Booked Revenue
The distinction that matters for valuing the Canadian project is the one between announced capacity, contracted revenue and revenue actually recognised. A construction plan creates a growth outlook; it is not yet evidence of additional recurring income. IREN reported $4bn in contracted annualised revenue for 2026, alongside roughly $1bn in operating annualised recurring revenue. Neither figure equates to revenue already booked.
Should investors sell immediately? Or is it worth buying IREN?
How much delivery matters is illustrated by Childress. The Information, citing anonymous sources, reported delays that pushed back planned Microsoft spending. What share of the customer's spending gap traces back to IREN remains unclear. The Microsoft contract is worth $9.7bn over five years, and the phased ramp-up at Childress — originally targeted for 2026 — has slipped.
A 12% Slide and a Divided Analyst View
The selloff came alongside media reports linking part of Microsoft's lower-than-expected data-centre outlays to IREN's Childress delays. Microsoft finance chief Amy Hood said expected capacity deliveries from third parties had been delayed. The two statements should be kept apart: the specific link to IREN comes from the media report, while Hood's remark refers generally to late deliveries of external capacity. It is not a matching confirmation of every claim about Childress.
Bernstein, for its part, cut its price target to $55 from $100 yesterday while keeping an Outperform rating. The broker cited tougher financing conditions and uncertainty over how Texas data centres develop after the governor's election. The retained rating offsets some of the skepticism, though it does not make the target cut incidental — Bernstein is sticking with a broadly favourable view while pricing risk far more strictly.
IREN at a turning point? This analysis reveals what investors need to know now.
Financing Is Not the Same Test as Delivery
Just over a week ago, IREN and Wingspire Equipment Finance closed a $363m equipment financing for high-density AI computing gear. That is a concrete funding success, but it does not by itself dispel doubts about the timetable. Capital availability and execution belong together and remain separate yardsticks.
IREN has announced results for the quarter ended 30 September 2026, together with a conference call, for today. Commentary on capacity delivery deserves particular scrutiny. Canal Flats widens the build-out story beyond Texas, and the power and cooling details describe meaningful framework conditions — yet the dividing line for investors is unchanged: planned facilities and contracted revenue figures still have to turn into operating infrastructure and recognised sales.
