IREN shares jumped 21% following Thursday's quarterly report, and the sell-side spent the next day arguing about what that number is actually worth. Two houses reached opposite conclusions on price while agreeing on the underlying business: demand is not the problem. Delivery is.

Jones Trading upgraded the stock from Hold to Buy with a $40 target, pointing to industry demand that exceeds available supply. Cantor Fitzgerald kept its Overweight rating but slashed its target to $47 from $99, cutting 2028 adjusted EBITDA estimates and trimming its valuation multiple to 6.5x from 7.5x. Read together, the two notes describe a company whose growth is real and whose timetable is not yet proven.

A quarter that cuts both ways

For the first quarter of fiscal 2027, IREN reported revenue of $228 million, up 66% from the prior quarter, with adjusted EBITDA of $66 million. AI cloud revenue climbed 182% to $200 million and carried a gross margin before depreciation of 86%.

The bottom line was less flattering: a net loss of $263 million. That combination — rich segment economics against a company-wide loss — frames the central question for anyone underwriting the stock. The cloud business works. Whether it works at scale, and at what capital cost, is what the market has yet to settle.

The backlog, and what stands behind it

IREN's contracted order book reached $20.3 billion, a 22% increase quarter over quarter. Roughly two-thirds of that sits with investment-grade counterparties, a detail that speaks to the quality of the demand rather than its volume.

Should investors sell immediately? Or is it worth buying IREN?

On October 30 the company announced a multi-year agreement with Perplexity, under which applications for Perplexity Computer will run on NVIDIA Blackwell Ultra GPUs at an IREN data center site. Terms on a separate five-year AI cloud contract call for the customer to prepay 90% of the associated GPU investment — a structure that eases the funding burden, provided the cash arrives in time to be spent.

IREN and Wingspire Equipment Finance also closed a $363 million equipment financing facility, refinancing AI compute infrastructure already in service, including GPU servers and networking systems.

January 2027 is now the number to watch

The target of more than $4 billion in annualized revenue slipped from the end of 2026 to January 2027, with execution possibly stretching into February. IREN attributes the delay to a customer-requested change — Microsoft's preferred network modifications, per Reuters — and to supplier scheduling. No financial penalties attach to those customer-side changes, which removes one source of cost from the delay but none of the execution risk.

Management describes the $4 billion goal as contractually secured and financed. The distinction matters: a signed contract and a running GPU cluster are separated by commissioning, testing, customer acceptance and equipment delivery, and it is that chain — not the sales pipeline — that now sets the clock.

Where the money comes from

Capital spending for the rest of fiscal 2027 is planned at roughly $15 billion. About $9 billion is covered by cash, committed financing and customer prepayments. The remaining $6 billion depends on financing yet to be arranged and on market conditions holding up.

That split is the crux of the Cantor downgrade in everything but rating. A funded buildout supports the investment case; the unfunded portion is a bet on capital markets cooperating on IREN's schedule. Jones Trading's supply-shortage thesis, meanwhile, only pays off if capacity arrives while the shortage lasts.

Both views converge on the same test. The order book is large, the margins are strong and the customers are credible. What remains unproven is the company's ability to convert signed demand into billed revenue inside the window it has now set for itself — and to pay for the buildings in between.
