Partners Group has kicked off a residential strategy in France that aims to assemble roughly 2,000 rental apartments over the next twelve months, targeting a gross asset value of €300 million. The initiative, dubbed "French New Living," was reported on Thursday.

Two forward-purchase agreements have already locked in 560 units in Choisy-le-Roi and Pantin, with completion slated for mid-2028. Urban Campus is lined up to operate the properties. Those secured apartments represent an initial slice of the portfolio the firm intends to build.

The French housing drive surfaced alongside a separate assessment Partners Group published the same day on US data-center expansion. The company said demand driven by artificial intelligence remains sturdy, though tighter regulation could push projects back. It also flagged the risk that supply of already-permitted, powered and leased capacity could grow scarce — a constraint on the offer side even as AI appetite holds up.

Infrastructure Bench Deepened

Media reports indicate the firm has bolstered its European infrastructure team. Philip Butcher is set to join as a Managing Director in London in November, while Timm Degenhardt is slated to come aboard as a Managing Director in Zug in March 2027. Sarah Johnson has already started as a Senior Lead Asset Manager. The infrastructure business manages $41 billion worldwide, according to the company.

Should investors sell immediately? Or is it worth buying Partners Group?

On the deal front, Partners Group and Abu Dhabi's Projects and Infrastructure Centre (ADPIC) signed a non-binding memorandum of understanding on 28 October. The agreement is meant to encourage private participation in infrastructure and real estate projects in Abu Dhabi, spanning both segments.

Credit Fundraising Wraps Up

Partners Group reported on 22 October that it had closed its second Rated Feeder vehicle of 2026 for the Private Credit Evergreen strategy, raising USD 510 million. Capital gathered through Rated Feeders reached USD 875 million in total for 2026, a figure that includes the vehicle raised back in January.

Redemptions, meanwhile, remain a live theme across the fund lineup. About a week earlier, media coverage pointed to exit requests at the US Partners Group Private Equity Fund: investors sought USD 2.2 billion of withdrawals in the third quarter, of which the fund accepted USD 728 million. The report cited results from a repurchase offer filed with the SEC.

Partners Group at a turning point? This analysis reveals what investors need to know now.

At the European Global Value SICAV, Partners Group is reportedly lowering the quarterly redemption threshold for new share classes on a temporary basis — to 2.5% of net asset value from 5%. The move is said to conserve liquidity and guard against fire sales of illiquid holdings.

Shares finished Friday up 0.4% at €729.80, closing the session in positive territory after slipping at one point during SIX trading the prior day. The advance does little to offset a rough year: the stock has shed 31% since the start of 2026.
