Vonovia Balances Rental Growth Against Costlier Debt as CFO Opts Out
Published on 11/07/2026 at 21:41 | Editorial boerse-global.deVonovia's finance chief will not seek to extend his contract, the German landlord disclosed on Wednesday alongside nine-month figures that showed rental operations expanding while financing costs and a thinner transaction market forced it to temper its medium-term ambitions.
Philip Grosse informed the supervisory board he does not intend to renew his agreement, which runs until the end of 2027. He will stay in the post until then and help manage the handover, the company said, adding that a successor would be named promptly. The announcement concerns the period after his regular term ends and does not imply an early departure.
Rental business and value-add both advance
Adjusted EBITDA in the rental segment climbed 3.5% to EUR 1.91 billion in the first nine months of 2026. The value-add division did considerably better, posting a 31.4% rise in adjusted EBITDA to EUR 197.2 million. Group-wide organic rent growth came in at 3.8%.
At the total level, adjusted EBITDA advanced 3.3% to EUR 2.19 billion, while adjusted EBT slipped 3.5% to EUR 1.41 billion — a split verdict that left the operating gain offset by a weaker pre-tax measure.

Guidance trimmed on financing and disposal shortfalls
The group had already cut its organic rent growth target for the current year on 28 October, from around 4% to roughly 3.8%. It now expects operating free cash flow before changes in net working capital to land moderately below the prior-year level, having previously guided for a figure on par with last year. Management pointed to higher financing costs and smaller expected contributions from recurring sales and project development.
For 2026, Vonovia expects adjusted EBITDA in the lower half of its EUR 2.95 billion to EUR 3.05 billion range. Next year should bring slight growth in adjusted EBITDA total, with organic rent growth of around 4%, though higher interest rates and a weaker transaction environment are seen weighing on the business. The 2028 organic rent growth goal was reduced to around 4.5% from roughly 5%, and adjusted EBITDA for that year is expected at the bottom of a EUR 3.2 billion to EUR 3.5 billion range.
JPMorgan lowers target, keeps rating
JPMorgan cut its price target on Vonovia to EUR 24.50 from EUR 26.00 on Tuesday, while leaving its "Overweight" rating unchanged — a lower marker without any shift in the house's view of the equity.
