Vonovia's operating cash engine is running noticeably cooler this year, and the market has responded by nudging its valuation lower. The German landlord now expects organic rent growth of roughly 3.8% for 2026, down from an earlier forecast of about 4%, while operating free cash flow is set to land moderately below the prior year.

The nine-month figures already show the strain. Operating free cash flow fell 34.1% to EUR 932.5 million, a decline Vonovia attributes to higher financing costs and a weaker transaction environment. Rental EBITDA told a better story: adjusted EBITDA from letting rose 3.5% to EUR 1,912.2 million, achieved even with roughly 5,000 fewer residential units in the portfolio. Higher refinancing expenses nonetheless weighed on the adjusted pre-tax result.

Goldman Joins the Parade of Lower Targets

Goldman Sachs cut its price target on Vonovia yesterday to EUR 17.70 from EUR 18.20, keeping its "Neutral" rating intact. Analyst Jonathan Kownator aligned his estimates with the company's nine-month report but stopped short of changing his investment recommendation. It was the latest in a string of downward revisions: JPMorgan trimmed its target to EUR 24.50 from EUR 26 on Wednesday while sticking with "Overweight," and another house lowered its mark to EUR 20 from EUR 25 on Tuesday, also leaving its buy call unchanged. In each case, the softer number came without a downgrade.

Should investors sell immediately? Or is it worth buying Vonovia?

Reuters linked Wednesday's share-price pressure to a combination of rising interest rates, the ongoing expropriation debate in Berlin and a sluggish property transaction market — factors that simultaneously complicate Vonovia's deleveraging plans and its disposal pipeline.

Disposals on Track, but the Bar Is High

On the asset-sale front, Vonovia reported roughly EUR 900 million of property disposals for the first nine months of 2026. Management said it remains on course to reach its target volume of EUR 5 billion by the end of 2028, keeping that figure as the fixed waypoint for future sales.

Looking further out, the company projects organic rent growth of around 4.5% for 2028, reduced from a previous estimate of about 5%. Adjusted EBITDA Total is expected at the lower end of the EUR 3.2 billion to EUR 3.5 billion range. For 2027, Vonovia guides to adjusted EBITDA Total slightly above the 2026 level, with the adjusted pre-tax result and adjusted shareholder earnings roughly flat year on year.

A New Build in Lübeck

Separately from the analyst activity, Vonovia announced a construction project in Lübeck-St. Jürgen. Starting in mid-November, five buildings on Damaschkestraße are to be demolished, making way for 140 new apartments in place of the current 98. The investment is pegged at around EUR 30 million. The demolition has been announced but not yet carried out.
